The big four things that sell a house

We’ve all heard about the “L” word: location, location, location. But other variables are just as important in how quickly a house sells, and how close you get to your asking price. These variables include:

Condition
Price, and
Curb appeal

Which is the most important? They all are, but your buyers ultimately will be the judge. For example, move-in condition is vitally important to X% of buyers. But the demand for vintage Victorian homes is high. If your Queen Anne-era house is authentic but a bit rickety, the condition might be less of a drawback because the supply of Victorians makes these homes popular.

The right time to sell

The prevailing wisdom is that Spring is the ideal time to sell property. But we all know that the reasons for putting a property on the market can’t be neatly compartmentalized according to the blooming cycle of crocuses, or the vernal equinox.

The right time to sell is when YOU are ready. Perhaps you or your spouse were transferred to a different part of the country right after Christmas. Maybe you inherited a home and need to sell your condo to free up money for closing costs. Or possibly you just happened to take a short cut home one day and discovered that the house you have lusted after for years is suddenly for sale.

Whatever the reason, if you find yourself in a position to move up, over, or out – even though the snow hasn’t melted yet – there is no reason to panic. We have had some of our most rapid property turnovers during the pre-Spring season, and would like to share some advice…
